About the Missouri River Corridor:  Real Estate in the Missouri River Corridor is varied; from waterfront homes to recreational land to residential properties. The majority of the vast land that surrounds the Corridor are large ranches ~~ some are locally owned and others are owned by entities from out of state. These ranches include much of the pasture land that is viewed from Interstate 15 as you drive through the river corridor. The small communities of Wolf Creek and Craig are situated along I-15 and surrounded by these large ranches. Holter Lake has a number of homes/cabins/land to be developed with no possibility of any additional properties coming available because BLM land takes up most all of the lakeshore that is not already owned by private entities. There are two subdivisions northeast of Craig ~~ Eagle Canyon Ranch and Missouri River Ranch. These properties are, for the most part, 20 acre parcels and were developed for recreational purposes. Many folks have built their primary home on these properties. There is also a large number of developed properties up the Wolf Creek drainage. Little Wolf Creek Road takes off from Hwy 434 about 3 ½ miles from the town of Wolf Creek. There are other drainages that flow into Little Wolf Creek that have private properties mingled with public land ~~ Gladstone Creek, French Creek, Allen Gulch & Woods Creek to name a few. If you travel more than a mile off of paved road in any direction from the main Corridor, you may find that electricity is no longer available. The expense to bring electricity to a property can be phenomenal and the rising cost of electricity has made the idea of using alternative energy sources more appealing.  Alternative energy in the way of solar, wind, hydro and generator is not a new concept; and many folks have chosen these alternative sources to be able to live a more independent lifestyle.  Most of the private properties throughout the corridor are under 20 acres, with just a few properties over 100 acres ~~ of which only a couple may come on the market on rare occasion. The  land has a varied topography with some sloping upper mountain meadows, spectacular rock formations, some are more heavily treed than others, and occasionally there will be surface water. Some properties have seasonal access only because they are farther 'off grid' than others and winter access can be challenging ~~ even with a 4X4 and chains. Aside from the large ranch holdings in this area; there are numerous sections of public land. Much of this public land can be accessed by the public ~~ especially up the Little Wolf Creek drainage; however, the public land that is surrounded by private land with 'private' roads to it are not available for the public to travel. The BLM land of Wood Siding and Medicine Rock, situated south of Wolf Creek can be accessed by the public. Wood Siding has a locked gate during Elk calving season, but is open the remainder of the year. There is a great deal of BLM land on Holter Lake and much of it can be accessed by boat. The BLM has developed some very nice camp sites in those areas with a few having bathrooms and 'nonpotable' water. The Missouri River ~~ or 'Mighty Mo' as many have come to know it ~~ has been renowned over the decades for it's 'Blue Ribbon' fly-fishing. The small communities of Wolf Creek and Craig grow from less than 100 to thousands of visitors each year when folks come to this area to 'recreate' on the river, lake and public lands. There are a number of homes in the area that are used as secondary homes during this time. Some of these homeowners have converted these homes into 'tourist homes' and rent them to the public as there is next to none in the way of lodging in the area ~~ with no possibility of any large hotel or motel coming to this area for years to come. There are a great deal of properties for sale in the area ~~ mostly due to the fact that the market has been spiraling downward for the last 3 years so more properties come on the market while few are being sold. The next few years will show a decrease in these properties for sale as they change ownership and the market stabilizes until such time that the 'next generation' of property owners move in.
